FOR NEW SHORT-TERM RENTALS
Get legal without losing your mind.
SLO’s short-term rental rules are a maze—two departments, different rules for the city versus the county, coastal versus inland, homestay versus vacation rental. I map the path that actually applies to your property and walk the paperwork through with you, so you end up legal instead of guessing. And if a property can't be permitted, you’ll know early—before you spend another dollar.
The free map vs. the paid path:
My SLO County ordinance guide is free and public—that’s the map. The Permit Path is me handling the paperwork on top of it, plus the judgment about which route your property actually qualifies for.
What’s included:
A property-specific permit assessment—city vs. county, coastal vs. inland, homestay vs. vacation rental
Document prep and application guidance across Planning & Building and the Tax Collector
The zoning and notification legwork, handled where it’s required—including the neighbor-notification mailings some areas demand
A clean compliance checklist so you stay legal year over year
Worth knowing up front: the City of San Luis Obispo only allows owner-occupied homestays—non-owner-occupied vacation rentals aren’t permitted inside city limits. The county and its towns each have their own rules. Part of what you're paying for is knowing exactly which one applies to you.
Starting at $500.
Every Permit Path starts with a Strategy Session.
Before I take on your permit, we spend 30 minutes making sure it’s the right move—because not every property can be legally permitted in SLO County, and I won’t take your money for a process that can’t get you there. In the session I confirm whether your property qualifies, which route it falls under, and what the work will actually involve.
If we move forward, your $99 session fee credits straight toward your Permit Path—so the fit-check costs you nothing in the end. And if permitting turns out not to be possible, you’ve saved yourself far more than $99 by finding out early.
